BCI has conducted environmental site assessments to facilitate real estate transactions, ensure regulatory compliance, provide safe work environments, and reduce or eliminate potential harmful impacts to the environment. Our experience encompasses all stages of the process from initial Phase I assessment to Phase II assessment and remediation design as required.

BCI completed a Phase I Environmental Site Assessment (ESA) of a property in Van Buren Township, Michigan that included baseball diamonds and a firearm’s shooting range that the Township planned to accept as a donation. The purpose of the Phase I ESA was to identify known or suspected environmental conditions associated with the Property, which include any Recognized Environmental Conditions (RECs) associated with the Property.

BCI completed a Category "S" (same hazardous substance use) Baseline Environmental Assessment (BEA) and a Compliance Analysis for 21340 Pitko Road, Clinton Township, Michigan. The purpose of this Category S BEA was to provide an independent, professional evaluation and opinion regarding existing environmental conditions associated with the subject property and also to maintain a liability exemption for the cleanup of existing contamination due to past operations at the subject property.

BCI was retained by DeSoto County to complete a Phase I Environmental Site Assessment (ESA) on a .37-acre parcel of land in Arcadia known as the Murphy Act land parcel. The purpose of the Phase I ESA was to identify potential Recognized Environmental Conditions (RECs) throughout the site. The Phase I was performed in general accordance with ASTM E 1527-05 protocol for Phase I ESAs.

On behalf of Volunteers in Service to the Elderly (VISTE), BCI Engineers & Scientists, Inc. (BCI) performed a Phase I Environmental Site Assessment (ESA) of an adjacent 0.16–acre industrial property that the client wanted to turn into a large parking area. The subject property is an occupied, developed parcel of land bordered by the VISTE building to the east, a residential neighborhood to the north, and an occupied meat and poultry market to the west.

BCI was retained by Hayward Baker, Inc. to assist in the development of the former Universal Door property for use as an equipment parking and storage area. The Universal Door site is located adjacent to Hayward Baker’s Tampa operations facility, and consisted of a former borrow pit and unpermitted construction debris landfill.

The ElectroPhos site is a former elemental phosphorus production facility located near Mulberry, Florida. The ElectroPhos facility began operation in the 1950s and produced elemental phosphorus until 1983, when operations were suspended. Elemental phosphorus was produced at the facility by electro-arc reduction of low-grade phosphate ore from nearby mining operations.

The site was formerly operated as a phosphate recovery facility with much of the foundation super structure still existing as well as several on-site structures.

BCI was retained by a private property developer to conduct a Phase I Environmental Assessment and Limited Surface Water Quality Assessment of two parcels of land located in Polk and Hardee counties, Florida. One parcel was 107 acres and the other was 1,211 acres and both had been formerly mined for phosphate and been subject to reclamation.

BCI was retained by 126 Associates to perform a Phase I Environmental Site Assessment (ESA) in general conformance with the scope and limitations of ASTM Standard E 1527-05 prior to their purchasing a 126-acre vacant property parcel, formerly known as the Holly Hill Fruit Products Property. The property is located east of the intersection of Sand Mine Road and U.S. Highway 27, and the only on-site activity is collecting citrus fruit from producing citrus groves.

The site is located in an industrial area and is operated as a facility for the manufacture of biodiesel fuel and associated by-products.
