Scope
BCI staff, formerly part of Insight Environmental Services, Inc., performed a Phase I Environmental Site Assessment (ESA) for the City of Alma at a five-acre parcel, which comprised a portion of a former local airport. The City wanted to develop the property to use for their public transit facility. BCI performed the Phase I site inspection to determine whether site conditions and/or surrounding sites possessed potential environmental liabilities. BCI assessed potential issues related to adjacent properties and determined if these issues would adversely impact the subject properties. A detailed assessment report summarizing the findings was prepared for the City.
The Phase I ESA identified Recognized Environmental Conditions (RECs) including a release from a neighboring fueling facility. Groundwater monitoring wells placed to define the extent of the release were observed on the subject property. On-site composting activities were also observed on the subject property. BCI recommended and completed a Phase II ESA. Impacts were not encountered as a result of the RECs identified, so no further action was taken.
